
After an 18 month construction programme this development in Hatton Garden has been transformed from an old building with archaic internal spaces into 16 000 sq ft state of the art modern offices. The original building encompassed many smaller units which were mostly used as old workshops for the jewellery trade. Significant structural alterations were carried out to allow the vast majority of the internal wall to be removed, resulting in large open plan floor plates. Two main shear walls were removed by introducing steel portal framing. This, together with a new liftshaft, maintained the lateral stability of the building. The basement and area under the pavement light were additionally utilised as offices. Within the roof space a new mezzanine floor was constructed to create a contemporary studio style office environment. The whole construction was carefully phased to allow partial occupation of the retail units below, whilst also maintaining public access under the building throughout the construction period.
